  • Prices have eased, and that opens doors. The median sale price is about $360,000, and Zillow's typical home value is $347,600. Some homes are now at price points we haven't seen since [2019].

  • Buyers have room to negotiate on everything else. The average home sold about 5% below list, and buyers have breathing space to decide, a welcome relief.
